"As Your Buyer's Agent"...

I can help you with determining your buying power. Knowing just some basic information about your finances, I will be able to refer you to lenders best qualified to help you with a mortgage. It is to the buyer's advantage to be approved for a mortgage "before" looking at homes. With mortgage approval you will know how much you can invest in the purchase of a new home. Pre-approval also informs the seller that you are a qualified buyer, which is to your advantage especially when bidding on a home.

I will advise and inform you in all issues pertaining to the sales agreement. The purchase price is just one of many decisions a buyer has to make. We will discuss ALL issues and together decide what is in your best interest.

I will view with you all homes on the real estate market meeting your specifications, until you make the final selection. Belonging to the Multiple Listing Service I have the advantage of knowing daily of all new listings.

INSPECTIONS

I can advise you as to what inspections are required by the lender and what the laws are pertaining to inspections. Depending on the property and type of financing, inspections could inlude: termite, dry rot, asbestos, faulty structure, roof condition, spetic, well, lead paint, and radon. I will assist you in finding a qualified professional to do the inspections, making sure you receive a written report.

NEGOTIATING

I will, with your guidance represent you in all negotitaions with the seller. The purchase price of the house/property is only one of many items that might be negotiable. Financing, date of possessions, and often the inclusion or exclusion of repairs and furnishings or equipment can be a factor of negotiating.
