My Services to the Seller

As your Seller's Agent my service to you would include:

*Analyzing data for you...to get a true comparison of your property's market value
*Comply with disclosures required by law.
*Alerting you of potential risks
*Helping you to prepare your property for viewing.
*Entering data about your property into the "MLS"...multiple listing service
*Contacting ALL Howard Hanna agents by internet to relate features of your property.
*I will write all the ADS concerning your property for the Harmon Homes magazine and the Erie Times newspaper.
*If your property qualifies for the Sunday Showase of Homes,I will also write in detail about the property.
*Your property will be advertised in the Harmon magazine as soon as possible.
*Your property will be advertised in the Erie Times "House to Home" when,just listed, open house, and if priced is adjusted.
*I will make informational brochures and flyers available for all buyers.
*After your property is listed with Howard Hanna, we will have our sales agents tour your property
*I will receive all the phone inquiries about your property, since I will be the one most familiar with it.
*I will host Open Houses at your convenience and with your permission.
*I will send out invitation for the first Open House to your neighbors, they might know of a buyer interested in living in your neighborhood.
*I will use the internet to inform ALL real estate agents belonging to the Erie board of Realtors about your property: just listed, open houses, price change, or just a reminder to view your property.
*With your permission I will place a "lockbox" so your property will have easy access for showings.
*With your permission I will have a Howard Hanna for Sale sign placed on your property.

"COMMUNICATON"

I believe that COMMUNICATION is the most important factor in working with the Seller of a property. With-in 24 hours of a showing of your property, I will contact you with the buyer and showing agent's opinion of your property. You will also recieve a sample of faxes and mailings that I employ for the sell of your property.
I will be in contact with you at least once a week.

THE SALES AGREEMENT

*I will qualify potential buyers, making sure they can attain finacncing.
*We will review the sales agreement together and decide what would be in your best interest.
*I will negotiate the sales agreement, with your direction
*I will be present at the buyer's home inspection of yoru property representing you!
*I will provide youwith an estimate of your closing costs
*I will be with you at the closing table.
